On taking over a client property, we inherited a backlog of uncompleted
accounts going back over seven years, and covering two previous managing
agents.
We firstly resolved the oldest six years of accounts; then, on examining
the last year’s set of accounts, we found major errors (negative reserve
accounts), costs without invoices, non-contract utility rates and other
unresolved matters. We recovered £11,000 in contract rates and incorrect VAT
rates direct from the utility company - but this still left occasions when
default rates had been paid.
The previous agent proved to be very unhelpful regarding information
needed - but over a four-year period (including a Leasehold Valuation Tribunal
case and a court case) the matter was resolved to our client’s satisfaction with a settlement of £46,000. MLP managed the whole process, right up to the
settlement on the day of the court case.
